Gas Tracer Surveys
Property Damage London Ltd. uses advanced Gas Tracer Surveys to identify hidden leaks in water or heating systems. We know that when you suspect a leak, our surveys offer fast and accurate results.
Our surveys provide clear and reliable results, which will minimise downtime and give engineers the information they need to act effectively.
If you are seeking the most effective way to detect leaks without the need to tear up floors or walls, tracer gas is widely recognised as a leading technique in modern leak detection.
A Gas Tracer Survey involves introducing a harmless, non-toxic gas mixture, composed of hydrogen and nitrogen, into the pipe or system suspected of leaking. This gas then permeates through the network, and in the event of a leak, it escapes and rises to the surface. Our skilled technicians then use highly sensitive gas detectors to pinpoint the location of the leak accurately.
The unique properties of hydrogen, being the lightest and smallest molecule, allow it to seep through even the most minute cracks and ascend rapidly. This makes tracer gas exceptionally effective at detecting even the smallest and most elusive leaks.

Precision technology
Tracer Gas Surveys offer accuracy. Other leak detection methods may only indicate a general area where the leak has occurred, whereas tracer gas can identify the exact point of the leak. This means that guesswork can be avoided, and exploratory drilling or unnecessary damage to your property may be avoided.
Thermal imaging relies on temperature variations, which can be influenced by insulation, ambient temperatures, or surface coverings. Acoustic testing relies on audibly detecting escaping fluid, which can be masked by background noise. Tracer gas overcomes these limitations. If a leak is present, the tracer gas can help to indicate its precise location. However, it is not foolproof – barriers like concrete slabs with plastic vapour layers or large voids can block or disperse the gas, making detection difficult.
Fast & environmentally safe
Every minute is critical when dealing with leaks, whether it's a concealed pipe in a home or a significant issue in a commercial property. Leaks can lead to water damage, mould growth, structural problems, and escalating costs. Insurance claims can be protracted, and for businesses, downtime translates to lost revenue.
Gas Tracer Surveys are quick to implement, straightforward to understand, and yield rapid results, often during the initial visit. This immediacy allows our repair team to commence work promptly, reducing both the time and cost associated with the repair process.
The tracer gas we utilise is environmentally safe and non-toxic. While pure hydrogen is flammable, we use it in a very low concentration (typically 5 per cent) mixed with nitrogen, an inert gas. This combination renders it non-flammable, non-toxic, and environmentally benign. It leaves no residue, poses no health hazards, and will not affect pets, households, or local wildlife.
Reviews
I contacted Property Damage when my tenants contacted me to say a crack had appeared in a wall and a mushroom had started growing out of it. To find the source of the leak became a mission and by chance and sheer fluke I made the right choice in using Adam and his team. Adam helped me throughout the whole process, giving guidance on the problem, dealing with insurers etc.
It turned out to be a very long drawn out process riddled with insurance problems – down to me being the landlord of a leasehold flat, without metered water to boot. Adam was steadfast and when we were finally in a position to get the leak fixed and the flat restored, he and the team were in there like ninjas. The flat is now not only repaired – with another secondary leak fixed along the way – it is improved as a result.
The building team left without a trace. Use them! You won’t regret it.
